Home Warranties
On the purchase of your home, the sellers often provide you a home warranty. This will cover all of your appliances and the major mechanics of your home for the first year of ownership. The contract stipulates the amount to be spent by the seller on this warranty. If you’d like to add to that amount, that is perfectly fine. Old Republic Home Warranty & Home Warranty of America are the two companies we refer most as our clients have had the best outcomes with these two companies in the past. If you google home warranty companies, you almost always find MORE complaints than anything for any particular company. Homeowners often submit complaints online, but rarely a big thank you. There are also a few tips and tricks of the trade that we arm our buyers with that can help when calling in an issue. We send those out right before closing or with the confirmation of the warranty order.
FYI – the fridge, washer and dryer are often not included in basic plan choices so if that is important to you, let ‘s make sure these items are covered! If something is built into the home such as the garbage disposal, dishwasher, ovens, HVAC, hot water heater – these are the types of systems covered.
The seller pays for this home warranty at closing from their proceeds so this will be a cost to the seller on the final closing paperwork. The title company or I will order the actual warranty on your behalf. The title company collects and sends payment in. If you add to the cost of the warranty with upgrades, the cost will be reflected on your final closing disclosure.
