We will open title and consult with our title team as we begin the listing process to ensure there are no surprises in the title work.

This helps me research similar homes when working to find the best list price for your home, and it will ensure impeccable marketing when it comes to the favorite and upgraded features of your home.

Last, but not least, we want to include your correct legal name and best contact information on all listing documentation and contract forms moving forward.

Listing paperwork & collateral is up next.  We will generate these documents after our initial meeting so we can begin marketing your home within the eXp Realty (global) family.  We’ll be sharing your property with eXp Realty offices throughout Texas, California, Nashville, and New York specifically as these are areas with large populations moving to the Austin and surrounding areas.

You will qualify for a discounted commission if you are buying and selling in the same year.  Realtor commissions will be discussed at our initial meeting, and there will not be any surprises on the costs associated with selling your home.  In addition to agent commission(s), I will share a detailed break out of closing costs to anticipate.

Home staging is a must in the Austin area market, and I provide this service to the majority of my clients.  This is a considerable value to the presentation of the home, and we only get one chance to make a first impression.  We do it right.  This cost is one I cover for homeowners for the initial 30 days of the listing.

We will provide you a Seller Shield link which will walk you through each phase of the seller disclosure and answer your questions as you complete the form.

I am not an attorney, and I am forbidden as a Realtor to offer advice when it comes to completing a seller disclosure.  That’s why I provide clients a team of experts and even coverage options when it comes to this important disclosure.

The Seller Shield coverage is 100% optional.  I have had investor clients utilize this service and it has been very helpful to some of my sellers.

If I helped you purchase your home, I am 99% sure I have a copy of your survey!  There is a question on the intake form that will help us fully complete the T47 Survey Affidavit as well.  If you will email us a copy of your survey, we will set you up with a no cost, online appointment with our title company to officially notarize your T47 Survey Affidavit.

Providing your existing survey is optional.  This offers the buyer a cost savings, and it allows the buyer and title company to see the details of your lot prior to going under contract.

The title company will note that it is insurable based on the T47 Survey Affidavit, and any questions or objections concerning your lot will be answered prior to going under contract.

Offering your existing survey to the buyer is common place in our market and helpful to the buyer.

If your home is in the City of Austin AND it is over 10 years of age, it is most likely that you will need to obtain an Energy Audit (ECAD).

This ECAD is a simple inspection, and we highly recommend Jay Hill. Click here to learn more, and to schedule your inspection.  This inspection is only required for homes in The City of Austin.

Once under contract within the City of Austin, sellers have a 5 day timeframe to provide buyers with a copy of the ECAD. This is a requirement of the City of Austin.

If you’ve improved your home’s energy efficiencies and kept records, we may be able to negate this requirement.  This depends on if you filed paperwork with the City of Austin when improving your home.
